L&T Thanisandra EOI & Booking Journey: Step-by-Step Guide

If you have decided that L&T Thanisandra is on your shortlist, the next question is: how do you actually book? The journey from initial interest to keys-in-hand is not a single transaction but a sequence of steps spread across the pre-launch, launch, and construction phases. Understanding the sequence helps you make better decisions at each stage and avoid the surprises that catch first-time buyers off guard. Here is the full booking journey, walked through end to end.

Stage 1: Expression of Interest (EOI)

The first step is filing an Expression of Interest — a soft reservation that registers your intent to purchase without binding you to a specific unit or final price. EOI typically requires a small refundable deposit, your preferred configuration (3, 4, or 5 BHK), and a brief profile that helps the developer plan unit allotment. The amount is held in trust and is fully refundable if you choose not to proceed at any stage before formal booking.

Why EOI is worth filing early: it places you in the queue for unit selection ahead of public launch, locks in pre-launch pricing in most cases, and gives you priority access to brochures, floor plans, and other materials as they are released. EOI registrants typically also receive priority consideration for the more sought-after inventory — lake-facing units, higher floors, corner units.

Stage 2: Pre-launch information sharing

Between EOI registration and official launch, the developer progressively shares information that helps you finalise your decision:

Stage 3: RERA registration and official launch

Once RERA registration is granted, the project formally launches. At this stage, exact carpet areas, super built-up areas, final pricing, possession timeline, and the official project name are all confirmed. The RERA number is published, and you can verify all project details on the Karnataka RERA portal. EOI registrants receive notification and are invited to convert their interest into a formal booking. Stage 4: Unit selection and booking

Conversion from EOI to formal booking happens through a structured process:

Within 30–45 days of booking, the Agreement to Sale is signed — the binding legal document that crystallises the sale terms. By this point, if you are funding through a home loan, you should have approval in principle from your chosen lender. L&T Realty projects are typically pre-approved by major banks (SBI, HDFC, ICICI, Axis, LIC Housing, and others), simplifying the loan process. The Agreement to Sale is registered, stamp duty and registration are paid (typically at this stage or just before), and you become the legal allottee of the unit.

Stage 7: Possession, handover, and registration

On project completion and receipt of Occupancy Certificate (OC), the developer issues an Offer of Possession. You inspect the unit, identify any snags, and sign the Possession Letter. Final payments are settled, you receive your keys, and the apartment is registered in your name. The home is yours.
