L&T Thanisandra Master Plan & Brochure: A Detailed Walkthrough
A brochure does two jobs. The obvious job is to communicate the project to prospective buyers. The less obvious job is to show what the developer thinks is important — what they are willing to put on paper and have judged on. A well-prepared brochure tells you a great deal about the developer’s confidence in the product. At L&T Thanisandra, the brochure is currently being prepared for release alongside official launch and RERA registration. Here is what to expect, what to look for, and how to read it well when it lands.
What a complete brochure includes
A standard premium residential brochure for a project of this scale will typically include:
- Project introduction — overview of the development, location, scale, and positioning.
- Master plan illustration — site layout showing all 8 towers, amenity zones, vehicular access, pedestrian zones, and landscape.
- Tower placement and orientation — visual representation of how the towers sit on the site relative to the lake and to each other.
- Floor plans for each configuration — 3, 4, and 5 BHK layouts with room-level dimensions.
- Unit-type schedules — table of carpet area, super built-up area, and balcony area for each unit type.
- Specifications — detailed material and finish specifications across structure, flooring, doors, windows, kitchen, bathrooms, and electrical.
- Amenities programme — full list with visualisations of key amenity zones.
- Location map — connectivity to schools, hospitals, employment hubs, transit, and highways.
- Developer credentials — L&T Realty’s portfolio summary and L&T Group’s broader engineering legacy.
- Statutory disclosures — RERA number (when granted), regulatory certifications, and legal disclaimers.
How to read the master plan illustration
The master plan is the brochure page worth spending the most time on. It tells you how you will actually live, far more than any artistic rendering of an interior. Five things to look for:
- Tower-to-tower spacing — generous setbacks indicate quality master planning. Tightly packed towers mean view obstruction and noise transfer.
- Lake frontage — at L&T Thanisandra, look at how the master plan connects to Chokkanahalli Lake. Is there a dedicated promenade? Are towers oriented to maximise views? Is the lake integrated into landscape, or simply adjacent to it?
- Vehicle vs pedestrian zones — well-planned developments separate cars from people. Look for perimeter-led vehicular access and a pedestrian-only inner landscape.
- Amenity distribution — are amenities clustered in one zone (less convenient for some towers) or distributed across the site (more equal access)?
- Open space ratio — visually estimate green space relative to building footprint. The 60%+ open space expected at L&T Thanisandra should be visible in the master plan.
How to read the floor plans
Floor plan reading is a skill that improves with practice. Five things to assess:
- Functional zoning — public spaces (living, dining, kitchen) should be distinct from private spaces (bedrooms). Circulation should not force movement through private zones to reach public ones.
- Window placement — every habitable room should have at least one external window. Master bedrooms and living rooms should face the best orientations (lake, landscape, primary view).
- Bedroom privacy — bedroom doors should not face each other directly across the corridor. Look for buffer zones between master and secondary bedrooms.
- Kitchen practicality — sized for actual cooking? Utility area provided? Does the kitchen connect well to the dining area?
- Storage — built-in wardrobes, kitchen storage, utility cabinets all designed in. Lack of storage planning is a common floor-plan weakness.
Specifications: the details that define quality
Specifications are where developers can quietly differentiate their product downward, so reading carefully matters. Key questions to ask of any brochure’s specification section:
- Structural — RCC framed, earthquake-resistant, Mivan formwork (expected at L&T Thanisandra), high-grade concrete.
- Flooring — large-format vitrified, engineered wood in master, anti-skid in bathrooms.
- Doors and windows — solid main door, UPVC/aluminium glazing with double or laminated glass, particularly important for lake-facing units.
- Kitchen — granite counter, premium sink, tile dado, provisions for chimney and hob, water purifier, dishwasher.
- Bathrooms — full-height tile cladding, premium-grade sanitary and CP fittings, geyser provisions.
- Electrical — modular switches, copper FRLS wiring, AC provisions, multiple TV and internet points, adequate light points.
